Royal Oak

Royal Oak, Calgary is a residential neighborhood located in the northwest quadrant of the city. It is a scenic neighborhood that offers the best of country living, yet it is located only minutes away from the downtown area. The area was annexed from the Municipal District of Rockyview in 1989, but development didnít begin there until the mid-1990s. Royal Oak is a fairly upscale community with a population of nearly 10,000. There are no low- income residents living in the neighborhood.

Location

Royal Oak, Calgary is located on the northwestern edge of the city. It is bounded by Country Hills Boulevard to the north, Stoney Trail to the east, Crowchild Trail to the south, and Rocky Ridge Road to the west. Royal Oak is located right next to the community of Rocky Ridge. The community will soon have direct road access to Stoney Trail, which connects to the Trans-Canada Highway.

Real Estate

Royal Oak, Calgary is a scenic community with properties that have been built around ample green space, ponds, and walking trails. Most of the buildings in the neighborhood are single family detached homes, but there are also some mid-rise and low-rise condos and townhouses in the area. The majority of homes in Royal Oak are move-up or executive/estate properties. Only 4% of the housing in Royal Oak is occupied by renters.

Royal Oak offers homes in a variety of shapes, sizes, and styles. Most of the homes date back to the mid-1990s and were built by Jayman, Mapeland, Cedarglen, Avi, Stepper Homes, and Sterling. The subdivision of Royal Oak Estates is known for its beautiful homes that are situated on a ridge, boasting wonderful views of the city and the mountains. Prices for homes in Royal Oak start at around $350,000 and reach up to $1,000,000. Prices for townhomes in the area start at under $300,000.

Amenities

Due to its proximity to major transportation routes, Royal Oak boasts quick access to a variety of amenities. The community has access to an LRT station, is located near the Royal Oak Shopping Centre, and has its own school, called Royal Oak Elementary.

Parks and Recreation

Pathways wind through Royal Oak, Calgary and connect to the cityís pathway system. Thereís plenty of green space and an environmental reserve located within the community. In addition, thereís a toboggan hill located near Royal Oak Elementary. Royal Oak is also home to a 3,000-square-foot clubhouse with a jungle gym, a pond with paddle boats, two tennis courts, and a beach volleyball court.
